Tips for home sellers in today’s market


  Buyer’s today want properties that are move in ready. Your home should be in top selling condition. Start with the outside. Take a look around. Is your yard neat and tidy? Is there grass growing in between the cracks in the driveway? Are old planters visible with dead plants? Curb appeal gets potential buyers in your house. If a buyer does not like what they see on the outside they will not look on the inside. I have cancelled appointments and have had appointments cancelled on listings because of lack of curb appeal. The conclusion the majority of potential buyers make is if what is visible is not taken care of then what is not visible has not been maintained.  Keep the yard groomed and gardens weed free. Sweep away dirt and cobwebs from the front door. I once showed a house where the homeowner let the dogs use the back deck as their personal dumping ground. We did not look any further.

Make a punch list and take care of all repairs. Even minor items like replacing light bulbs or tightening the screws on cabinet doors make a difference.

Use rooms as they are intended.  A dining room that is not being used does make a great playroom for young children but not when you are trying to sell a house. Find a less formal area for the toys. A dining room over run with toys makes buyers think there is not enough room in the house. An empty dining room is always a better option over toys. Closet space is always a big concern for buyers. Make sure yours are clutter free and organized. Keep counter space in the kitchen and bathrooms clear.  Consider buyer new towels for the bathrooms. This little investment makes a good impression.  Make the beds and put dirty laundry out of site.

Selling a home is very different from living in a home. When your home is on the market it becomes a product. Presenting the best product in your market place will get your home sold and for the best possible price.
